A survey is useful to determine and/or confirm lot size, location of building on lot, encroachments, easements etc. In most cases an up to date survey cannot be located or found.
We generally recommend that our clients obtain a policy of title insurance. If title insurance is obtained, then a current survey is not required, however all purchasers should make every effort to get a hold of an existing survey from the sellers for future references especially if you intend to build a fence, additions and/or any other improvements.

Survey’s are not required for these types of transaction.
