FEES STARTING FROM $849.00 + DISBURSEMENTS OF $475 + Title Insurance + HST
Our rate applies for a purchase of a standard single family dwelling up to a purchase price of $900,000.00. Approximate disbursements covers out of pocket expenses except for the following: Coveyance fee of $249.00 + HST; Title Insurance, Registration costs; Ontario Land Transfer Tax; and wire fees. For condominium purchases, please note that the condominium corporation charges $100 for the preparation of a status certificate. This fee is not included in our noted disbursements above. There is also an additional fee for our firm to review the said status certificate which starts at $250.00 + HST. This fee is not included in our rate noted above. For new home purchases, please note there will be a fee which starts at $200.00 + HST to review the agreement of purchase and sale.
For new home purchases, please note that if there will be an interim occupancy closing, we charge additional fees of $250 + HST + related disbursements. This fee is not included in our rate and is payable at the time of the interim occupancy date.
If mortgage instructions are received (for the first time, or are revised or there is a change in the lender) within 4 days of the closing date there will be an additional charge of a minimum of $300 + HST.
An additional fee of $100.00 will apply for excessive administration/requirements from any mortgage lenders.

Our rate applies for a sale of a standard single family dwelling up to a sale price of $900,000.00 with a payout/discharge of one mortgage. Please note, that if you will be obtaining bridge financing, we charge additional fees of $250 + HST + related disbursements. This fee is not included in our rate.
FEES STARTING FROM $699.00 + DISBURSEMENTS OF APPROX. $499.00 + HST
Our rate applies for a refinance of a property with payout/discharge of one mortgage. Approximate disbursements covers all out of pocket expenses except for the following: $249.00 + HST conveyance fee and wire fees. In the event of debt restructuring, please contact our office for a quote. With debt payment, we typically charge an additional fee of $150 + HST for the first debt and then 75.00 thereafter per debt. Read more about refinance transactions.
Notary Public and Commissioner of Oaths’ Flat Rates

We offer notary and commissioner of oaths’ services starting at $100.00 + HST. Always call for a quote if you need a document drafted or more than a simple signature. CONVEYANCER FEE: Our office uses a conveyancing program that charges a $249.00 + HST document licensing fee per file opened. Please note that this amount is subject to change.
TITLE INSURANCE: When financing a purchase and/or when refinancing, title insurance is now mandatory and is a bank requirement. Our offices tend to use Stewart Title Insurance by default. For premiums above $500,000.00, please contact our office.
ONTARIO REGISTRATION COSTS: The province of Ontario provides electronic registration of land-related documents, such as a transfers or mortgages. The province of Ontario currently charges approximately $78.79 per electronic land registration.
ONTARIO LAND TRANSFER TAX: Land Transfer Tax is a tax levied by the Province of Ontario whenever land is transferred from one person to another (except in a few circumstances). The amount is payable by the Buyer and varies with the price of the purchase. Read more about Land Transfer Tax and calculate the Land Transfer Tax on your new purchase.
AFTER CLOSING ISSUES: If there are any concerns that arise after closing, (IE. broken appliances, excessive garbage, etc.), once again this is beyond our initial mandate pertaining to the completion of your transaction and will be dealt with as a separate matter therefore additional fees will apply starting at $600.00 + HST to handle any such issues. One letter will be sent to the vendor/purchaser’s lawyer outlining your concerns. Should this action not resolve the problem, your further option will be to take the matter to Small Claims Court
